With our lipstick rental property service we can get into your rental unit in days after you hire us, and in most cases have it completed in one day with minor patching and walls only.*
What our lipstick service includes:
- Minor wall patching for obvious dings and knicks.*
- One coat same colour for walls only *
* How our painting process normally works is obvious patching is first completed. Next, walls are pole sanded and the first coat applied. Missed dings and knicks are then patched. Walls are pole sanded again if needed, and a finish coat is applied. However with single coat Lipstick service minor patching quality is dependant on the cleanliness of the unit and some patching can be missed with a single coat. Full pricing is in effect if your full unit or at least 80% of your unit is not being painted. A minimum $250 charge applies for all jobs.
If your unit has multiple colours, we will do our best to quote based on the cheapest and most efficient option that is available. Single coat service with a colour change cannot be guaranteed for coverage. We use only Sherwin-Williams Quali-Kote of Geneneral Paint’s Hi-Hide coatings for rental properties at contractors pricing, unless non-latex coatings are currently in your unit. If you wish to provide your own coatings, additional charges will apply.
Other Pricing:
- Ceilings starting at .70 a square foot
- Drywall repair – pre-quoted at $30 an hour
- Minor Ceiling repair. Flat and popcorn celings only- pre-quoted at $30 an hour
- Doors and casings. In good or decent condition. Two coats painting only $75 a door/casings using Pro-Classic self priming, Enamel finish arcylic latex. (non-latex coatings currently on these surfaces subject to additional charge). Basic colour white, can be tinted with non deep base colours.
- Baseboards – priced based on size and condition.



I have a question in regards to your rental painting. Do you offer discounts for multiple units?
Hi Mike, we can offer multiple rental property painting, especially if it’s units that are in a complex, done at the same time. Also if you have the same colour for multiple units this helps as well, as we can give you a sq foot rate and keep your colour code on file so it’s a matter of just getting access and doing the work without having to do onsite quoting and colour matching per unit. Is the pricing the same if there is oil based paint undernealth? As the house I purchased is over 50 years old, I am assuming it is.
Hi Ken, that depends on several factors. Normally we like to change the oil based paint to latex for you because regulations in Canada are getting more strict in regards to oil based products. First, we can test at the time of the written quote to see if the product is oil based or water based (latex). This is done using a coloured cloth and acetone. By placing a small amount of acetone on a suitable tone of cloth, we wipe a small area on the wall. If the paint appears to come off on the cloth, then your walls are latex. If it does not it is likely oil based.
So, if you wish at that time to switch over to latex. We recommend you have your walls primed before the finish coats with a Sherwin-Williams product called Oil based Multi Purpose Primer. This stuff is awesome! It dries within an hour and it is latex paintable with the colours of your choice.
If you are going to white walls. We can do a single coat of low sheen white finish latex over the primer which would cost you around $1.50 per floor square foot for 8 foot ceilings. For two coats colour change would be $2.10 a square foot. We have to charge .10 more for the oil primer as it is just under $50 a gallon, contractor price. These prices of course include the primer, finish paint, minor patching, sanding, plus all materials and labour. Please give me a call or email if you have further questions. Deb.
